Ander Teknix Engineering was invited to discussions with Vinci Construction of Gloucester and Mecserve consulting engineers. The proposal was to construct a new speculative commercial office development, consisting of a single building complete with a steel frame over three stories (including external car parking surrounding the building).
The total area of the development consisted of approximately 1250M2 gross externals and 1100M2 net area, providing the following:
The Mechanical and Public Health services installation comprise comfort cooling and heating by VRF services to the offices (no humidification systems installed under base contract), LPHW heating to staircases (extension of existing LPHW services), domestic water services, toilet and miscellaneous ventilation, pipe work run outs to sanitary appliances and all sanitation and rainwater services. Comfort cooling via VRF. All VRF/fan coil units are individually controlled by their own integral intelligent outstation controls and return air sensors, linked to the central LAN controller [which has been extended and connected to the base building BEMS installation].Each VRF terminal unit is intelligent and permits the recording of hours run, operational condition, alarm function and energy used for remote control and /or interrogation by the central BEMS.
All VRF/fan coil units are equipped with condensate removal facilities, complete with pumped discharge as needed, with pipe work taken to the core or main service risers for discharge (via a gully/trapped connection).
Our design was such that simultaneous heating/cooling and heat recovery is available from the installation, utilising the three pipe refrigeration air cooled condenser installation. Exhaust air was extracted to atmosphere at each floor level. The main AHU incorporates full heat recovery. Return air paths via the false ceiling voids to the cores utilizing a mixture of the linear diffusers and/or the lighting fittings.
